MORTGAGE INSPECTION
The sole purpose of this inspection is to obtain mortgage title insurance. This is the minimum service that your lender requires for closing your loan. It is a location of improvements and cursory check for violations or encroachments onto or from the subject property based on existing but not confirmed evidence. This does not constitute a boundary survey and is subject to any inaccuracies that a subsequent boundary survey may disclose; no property corners will be set; and, it should not be used or relied upon for the establishment of any fence, structure or other improvement. Flood plain certification is restricted to a review of the Flood Insurance
Rate Maps (FIRM) (latest revision), and shall not be construed as a confirmation or denial of flooding potential.
COMMERCIAL AND RESIDENTIAL CONSTRUCTION LAYOUT
Construction layout is the process of laying out improvements such as buildings, sidewalks, and pools prior to and during the construction of said features. Depending on your location and circumstance, you may first need a boundary survey to determine the location of your property lines. Then, with the data collected from the boundary survey, a site plan can be created to file with the building inspection authority of your county or city. The site plan serves as an exhibit showing that all existing and proposed improvements do not encroach into an adjoining property or easements.
AERIAL AND LIDAR MAPPING
Aerial mapping with a large commercial drone allows us to create continuous high resolution photos of large areas, ranging from tens to hundreds of acres. When we pair this with a LiDAR mapping we can create incredibly detailed topographic maps of commercial properties, farms, hunting land, etc.
BOUNDARY RETRACEMENT SURVEY
A boundary survey of the subject property will be made and the property corners will be located and verified or reset. The improvements on the property will be located and a check for violations or encroachments onto or from the subject property will be made. This survey may be used by the property owner for the construction of a fence or other improvement. Flood plain certification is restricted to a review of the Flood Insurance Rate Maps (FIRM) (latest revision), and shall not be construed as a confirmation or denial of flooding potential.
MAJOR OR MINOR SUBDIVISION OR CONSOLIDATION PLAT
Typically, when one or more tracts of land are being subdivided or consolidated the County and/or City Planning Commission will require a Major or Minor Plat for review. During the review process the Planning Commission will make sure that what is proposed in the plat aligns with the Land Development Code. The planning significance the subdivision or consolidation would have on the community's development is what determines the need for a Major or Minor Plat.Â
ALTA/ACSM LAND TITLE SURVEY
This is the most comprehensive type of survey and improvement location. It covers all the aspects of the boundary survey and improvement location and identification for any additional evidence of possession or use which could be adverse to the interest of the purchaser. This survey may include definitive statements regarding the flooding potential in addition to a review of Flood Insurance Rate Maps (FIRM).
FEMA ELEVATION CERTIFICATE
The Elevation Certificate is an important administrative tool of the NFIP. It can be used to provide elevation information necessary to ensure compliance with community floodplain management ordinances, to inform the proper insurance premium, and to support a request for a LOMA, CLOMA, LOMR-F, or CLOMR-F. Use of this certificate does not provide a waiver of the flood insurance purchase requirement. Only a LOMA or LOMR-F from the Federal Emergency Management Agency (FEMA) can amend the FIRM and remove the federal mandate for a lending institution to require the purchase of flood insurance.
